Gated Community Living in Selvamar, Playa del Carmen
If you’ve ever dreamed of living in Playa del Carmen but felt overwhelmed by the constant motion of downtown, let me introduce you to one of my absolute favorite gated communities in the entire Riviera Maya: Selvamar Residencial.
I live here. And I can honestly say, it’s one of the most peaceful, beautifully maintained neighborhoods in Playa. Every time I return home, I breathe easier. The lush greenery, the quiet streets, the birdsong in the morning… it feels like paradise.
A World Apart (But Still Close to It All)
Selvamar is located in the Zona Diamante — about 10 minutes from downtown Playa and just five minutes from Xcalacoco Beach. The first thing you’ll notice driving in is how green it is. Selvamar was designed to honor the land it’s built on with wide tree-lined avenues, 40,000m2 of preserved jungle, and walking paths that weave through its 38 private communities.
There’s space here. There’s quiet. It feels like a residential neighborhood, not a resort. And that’s exactly why I love it.
You get all the benefits of being in Playa del Carmen without getting caught up in the tourism vortex that can make the center of town feel chaotic.
What the Community Is Like
Selvamar is made up of several privadas — small gated sections within the larger gated community. Each one has its own unique vibe. Some are townhome communities with shared amenities. Others offer standalone villas on generous lots. You’ll find everything from modern minimalist homes to classic Mediterranean-style houses.
There are families with kids, retirees, expats, digital nomads, long-term renters, and a growing number of full-time homeowners. People here are friendly but respectful of privacy. You see a lot of them walking their dogs, biking, heading to the park in the late afternoon when the sun cools down, or walking their kids to the Montessori school in the morning.
Selvamar Amenities
One of the things that stands out about Selvamar is how livable it is. There are tennis, volleyball, and basketball courts, a soccer field, a beautiful ecological park with a pond and walking paths, and even an onsite café and convenience store.
There’s a dog park (which my dogs love), a playground for the little ones, and green space everywhere. And for beach days, homeowners get a discount at the nearby Mvngata Beach Club — just a 5-minute drive away.
Security is also excellent. With 24/7 guards at both the main gate and the entrances to many of the privadas, it’s a place where you can truly relax.
What Kind of Homes You’ll Find in Selvamar
The beauty of Selvamar is the variety. Whether you’re a first-time buyer, a family looking for more space, or an investor wanting a property that rents well — there’s something for you here.
You’ll find:
2–3 bedroom townhomes starting around $250,000 USD
Spacious single-family homes on private lots from $350,000–1,200,000 USD
Residential lots if you want to build your dream home (there are still some great ones available)
Condo options (limited)
Prices vary depending on size, finishes, and whether the home comes furnished — but overall, Selvamar is still a great value compared to other gated communities of similar quality and location.
Who is Selvamar For
Selvamar appeals to people who want to live a quality life in Playa del Carmen.
If you’re tired of noisy nightlife or short-term rental traffic, you’ll love how quiet it is here.
If you want your kids to grow up biking safely down the street, this place will feel like home.
If you’re a remote worker or semi-retired and crave peace, greenery, and connection to nature — you’ll thrive here.
And if you’re an investor looking for a neighborhood where value is growing steadily, Selvamar is definitely worth a look.
Now, let me tell you about a home I adore — and not just because we’re selling it. It genuinely stands out in all the right ways.
