Living in Tulum Country Club: The Complete Lifestyle Guide

If you are considering living in Tulum Country Club, one of the biggest advantages is that you don't have to choose between living in nature and having access to the conveniences of an established community.

Located in the Riviera Maya near Akumal, approximately 25 kilometers north of Tulum, Tulum Country Club is a large, gated residential community built around the PGA Riviera Maya golf course. The development extends across more than 600 hectares and combines residential neighborhoods with golf, restaurants, fitness and wellness facilities, commercial areas, a beach club and 24/7 security.

For people considering moving to the Riviera Maya full-time or purchasing a second home they can enjoy throughout the year, here is what everyday life inside Tulum Country Club actually looks like.

Tulum Country Club at a Glance

For a quick overview, here is what everyday life at Tulum Country Club offers:

Where Is Tulum Country Club?

Despite its name, Tulum Country Club is not located in downtown Tulum.

It sits along Federal Highway 307 near Akumal, between Playa del Carmen and Tulum. This is one of the reasons the location appeals to many full-time residents: you can enjoy the restaurants, beaches and energy of Tulum when you want them without necessarily living in the middle of a busy tourism destination.

The location also puts you within easy reach of Akumal, cenotes, beaches, natural parks and many of the Riviera Maya's best-known attractions.

For frequent travelers, both Cancún International Airport to the north and Tulum International Airport to the south provide options for international travel.

  • Distance from Cancún International Airport — 90 km / 56 miles — Approximately 1h15min

  • Distance from Tulum International Airport — 55 km / 34 miles — Approximately 1h

What Is Tulum Country Club?

Think of Tulum Country Club less as a traditional condominium development and more as a master-planned residential community.

There are more than 25 individual residential developments and neighborhoods within the larger community, ranging from condominiums to villas and single-family homes.

Residents share access to a broader ecosystem that includes:

  • PGA Riviera Maya golf

  • KAY Beach Club

  • Restaurants and cafés

  • La Plaza

  • Market Square

  • BeGym

  • Golf academy and practice facilities

  • Spa and wellness services

  • Commercial spaces

  • Internal transportation

  • Concierge and owner services

  • Medical services

  • 24/7 controlled security

This makes Tulum Country Club particularly interesting for people who want to spend extended periods in Mexico or live here full-time rather than simply own a vacation property.

Golf at PGA Riviera Maya

Golf is one of the defining features of life at Tulum Country Club.

PGA Riviera Maya is integrated directly into the residential community and includes an 18-hole championship course surrounded by Mayan jungle, natural lakes and cenotes.

In 2019, the complex became the first in Latin America to partner with the PGA of America.

There is also a shorter executive Par-3 course, practice facilities and the PGA Golf Academy, making the community suitable for everyone from experienced golfers to residents learning the sport for the first time.

The clubhouse includes food and beverage service, locker rooms and showers, equipment rental and storage, a social area and Pro Shop.

One important distinction for buyers: owning property inside Tulum Country Club does NOT mean unlimited golf is automatically included with your property.

Owners receive preferential golf conditions and owner rates, while golf fees and programs are managed separately by PGA Riviera Maya. Because rates and programs can change, we recommend confirming the current owner benefits when purchasing.

For serious golfers, however, having a PGA-level course essentially in your backyard is difficult to replicate elsewhere in the Riviera Maya.

KAY Beach Club

You may be living on the golf course or surrounded by jungle, but the Caribbean is still part of everyday life.

KAY Beach Club gives the Tulum Country Club community a dedicated place to spend the day by the sea.

The beach club includes:

  • Caribbean beach access

  • Swimming pool

  • Restaurant

  • Bar

  • Beach loungers and palapas

  • Family-friendly areas

Property owners receive special benefits at KAY. Current beach-club rules allow owners who identify themselves with their resident QR code to waive the standard lounger rental when meeting the applicable minimum food-and-beverage consumption.

This is another area where policies can change, so owners should always check the latest resident rules rather than assuming beach-club consumption or services are completely included.

The Club at Tulum Country Club

For residents who want even more amenities, The Club is Tulum Country Club's private sports, recreation and social club.

One of the most important things for prospective buyers to understand is that membership to The Club is optional. You do not have to purchase a Club membership simply because you own a property within Tulum Country Club.

Instead, owners can choose to add the membership if they want access to an expanded collection of sports, fitness, family and social facilities.

This makes it possible to tailor your experience to how you actually plan to live. Someone purchasing a vacation home and visiting only occasionally may decide they don't need it, while a family living here full-time or an active couple who regularly uses the gym, pools, sports courts and golf course may find considerably more value in becoming members.

What Does The Club Include?

The Club is designed around sports, wellness, recreation and family life, with facilities that make it possible to spend much of your free time within the community itself.

Membership provides access to sports facilities including:

  • Tennis courts

  • Pickleball courts

  • Padel courts

  • Basketball

  • Indoor soccer

  • Beach volleyball

  • Main swimming pool

  • Family swimming pool

  • Full-service locker rooms

  • Coworking areas

  • Cinema room

Members also receive a gym membership for two people, with Technogym equipment, access to a fitness app and special member pricing.

For someone living at TCC full-time, this transforms The Club into much more than another community amenity. It can become the center of your day-to-day recreational life — somewhere to work out in the morning, play padel or tennis with friends, spend the afternoon at the pool and meet other residents.

The Club for Families

The Club is particularly compelling for families with children.

Membership includes access to a full-service Kids' Club with a supervised environment, specialized security protocols and a lifeguard. Programming includes a weekend children's club, after-school programs and play-date packages.

Older children and teenagers have their own Teens Lounge, with video games, ping pong, foosball and a Wi-Fi lounge area.

Combined with the family pool, sports courts, German International School and Real Madrid Foundation football program within Tulum Country Club, these facilities make the community especially interesting for families planning to live in the Riviera Maya full-time.

Golf Benefits for Club Members

Golfers receive another important benefit from membership: preferential rates at PGA Riviera Maya.

According to the current membership information provided by Tulum Country Club, Club members receive reduced green fees on the championship course as well as preferential pricing for the Par-3 executive course and accompanying guests.

Members also currently receive:

  • 50% discount on practice balls

  • 20% discount at the golf store

  • 20% discount on the TrackMan golf simulator

  • 20% discount on PGA Golf Academy lessons

Golf rates can change, so we recommend confirming current member pricing directly with Tulum Country Club rather than evaluating a property purchase based on a specific green fee.

Dining and Additional Member Benefits

Membership extends beyond the sports facilities.

The Club has its own food-and-beverage options, including an exclusive members' restaurant, lobby lounge, snack bar at the main pool, party palapa at the family pool and convenience kiosk, with special-event catering also available.

Members currently receive additional benefits throughout Tulum Country Club, including a 15% discount at Mulligans, KAY Beach Club and Jool Bolom, as well as a 20% discount on the annual enrollment fee for the Real Madrid Foundation educational football program.

How Much Does The Club Membership Cost?

The Club is an additional, optional membership and should be considered separately from the HOA fees associated with owning your individual property.

The current membership structure includes a one-time registration fee plus ongoing monthly or annual maintenance fees.

The information provided by Tulum Country Club currently lists the one-time registration fee as:

  • Family membership: $175,000 MXN for 2 adults + 2 children

  • Couples membership: $150,000 MXN

Members then pay a monthly or annual maintenance fee to support The Club's amenities and services.

There is also a Flex 4 option designed for owners who only plan to use The Club for four months of the year — an interesting alternative for snowbirds and second-home owners who don't live in the Riviera Maya year-round.

Guest day passes are also available.

Because membership fees, green fees and benefits can change, we recommend verifying the latest pricing and membership conditions at the time you purchase.

Do You Need The Club Membership?

Not necessarily — and that's part of the appeal.

You can own and live within Tulum Country Club without purchasing The Club membership. Property owners already receive certain benefits within the broader TCC community, including exclusive discounts at its consumption centers.

The Club is better viewed as an optional lifestyle upgrade.

For someone who plans to live here full-time, regularly use the gym and sports facilities, has children who would benefit from the Kids' Club and pools, or plays golf frequently, the membership can add considerably to everyday life.

For someone who visits only a few weeks per year or primarily wants a home base for exploring the Riviera Maya, it may not be necessary.

That flexibility is important when evaluating the true cost of living in Tulum Country Club: you can decide how much of the Country Club lifestyle you actually want to use and pay for.

Restaurants Inside Tulum Country Club

One of the nicest things about living here is that going out for dinner doesn't necessarily require driving into Tulum.

Mulligan's

Located at La Plaza near the PGA clubhouse, Mulligan's is an easy everyday option for coffee, breakfast, lunch or a casual meal. Indoor and terrace seating make it a natural meeting point for golfers and residents.

Jool Bolom

Located alongside the golf course, Jool Bolom specializes in grilled dishes and cuts of meat. It's a good choice when you want a proper dinner without leaving the community.

La Rústica

A casual artisanal pizzeria beside the PGA Riviera Maya practice range. The relaxed atmosphere makes La Rústica particularly convenient for families or an easy weeknight dinner.

O'TAN

O'TAN TULUM offers a quieter, wellness-oriented setting surrounded by greenery and is a favorite for fresh, casual meals.

Market Square

Market Square has continued to develop into another small lifestyle hub within Tulum Country Club, combining restaurants, shops and open-air gathering spaces.

Dining options here include restaurants and cafés such as Siam for Thai cuisine and Simona for breakfast, coffee and lighter meals.

And, of course, KAY Beach Club gives you another option when lunch with an ocean view sounds better than staying on the golf side of the community.

Where Do You Buy Groceries?

This is one of the first questions we get from people considering living here full-time.

For basics, you don't necessarily need to leave the community. El Mercadito is located inside Tulum Country Club and is convenient for smaller grocery runs and everyday essentials.

For a larger weekly grocery shop, most residents drive.

Nearby Akumal has smaller supermarkets and grocery stores, including Super Market Chomak Akumal General Store.

For a much larger selection, Tulum has several full-size supermarkets including Súper Akí Tulum and La Comer Tulum. Another option to the north is Super Chedraui Puerto Aventuras.

In practical terms, many full-time residents combine small local purchases with a larger grocery trip every week or two.

What Can You Do Without Leaving Tulum Country Club?

This is where living here becomes different from living in a standalone development elsewhere in the Riviera Maya.

A normal weekend could include:

  • Playing 18 holes at PGA Riviera Maya

  • Practicing at the driving range

  • Taking a golf lesson

  • Working out at BeGym

  • Spending the afternoon at KAY Beach Club

  • Having breakfast or coffee at La Plaza

  • Going out for pizza at La Rústica

  • Meeting friends for dinner at Jool Bolom

  • Visiting Market Square

  • Booking a spa treatment

  • Walking through your residential neighborhood

  • Attending community or sporting events

The community also regularly hosts golf tournaments and social and sporting activities, giving full-time residents opportunities to meet other people living within TCC.

That community element is an important consideration for anyone relocating to Mexico rather than simply purchasing an investment property.

What Is There to Do Around Tulum Country Club?

The location is one of TCC's biggest lifestyle advantages.

Akumal

Akumal is just north of the community and is famous for its protected bay and sea turtles. Snorkeling with turtles is regulated, but guided snorkeling experiences make it one of the area's signature activities.

Yal-Kú Lagoon

Near Akumal, Yal-Kú is a calm lagoon where fresh and salt water meet. It's an excellent place for easy snorkeling and particularly good for visiting friends and family who may not be comfortable snorkeling in the open ocean.

Cenotes

Some of the Riviera Maya's most beautiful cenotes are within a short drive.

Nearby options include Dos Ojos, Cenote Azul, Cenote Cristalino and the cenotes around Chemuyil.

There are also Cenote Clubs where you can spend the day:

  • Vesica Tulum | Cenote Club — Probably the best-known true cenote social club. Natural cenote, daybeds, restaurant, cocktails, wellness, yoga/ice baths and DJ programming. More relaxed/luxury-bohemian than party-heavy.

  • Buuts' Ha' Cenote Day Club — The more party-oriented cenote club, with DJs, electronic music, restaurant, cocktails, sunbeds, cabanas and VIP areas. It's located within the Cenotes Casa Tortuga area.

  • Atta Restaurant & Cenote Club at Shibari Tulum / Tuuch cenote - Shibari Tulum — A much more upscale option in the Hotel Zone, built around a natural cenote. Think luxury hotel/day-club experience rather than rustic cenote.

Nopalitos Lagoon

Located about 20 minutes south of Tulum, Nopalitos Lagoon is a peaceful freshwater lagoon surrounded by jungle, known for its clear turquoise water and laid-back atmosphere. It has become a popular alternative to Tulum’s beach clubs—particularly during sargassum season—with swimming, paddleboarding, kayaking, restaurants, music and waterfront lounging.

Popular lagoon day clubs include:

  • Sipalitos Laguna Club — A stylish lagoon club combining waterfront dining, music, wellness and a relaxed, barefoot atmosphere.

  • Neek Tulúm — A jungle-framed lagoon club with swimming, kayaks, paddleboards, food and drinks, plus livelier DJ sessions on weekends.

  • Milum Lake Club — Another established day club directly on Nopalitos Lagoon, offering an easy way to spend the day enjoying the water and surrounding nature.

The Siaan Ka’an Reserve

A UNESCO World Heritage Site just south of Tulum, Sian Ka’an is one of Mexico’s most spectacular protected natural areas. Spanning tropical forests, wetlands, mangroves, lagoons, and Caribbean coastline, the reserve is home to an incredible variety of wildlife. Visitors can explore by boat, float through ancient Mayan canals, spot dolphins, turtles and tropical birds, or simply experience one of the most untouched landscapes in the Riviera Maya.

Xel-Há

Xel-Há is a natural aquatic park just north of Tulum, centered around a spectacular inlet where underground freshwater rivers meet the Caribbean Sea. It’s an easy full-day outing for families, with unlimited snorkeling, river floating, cenotes, jungle trails, aquatic zip-lines, cliff jumps and the Scenic Lighthouse waterslide. Admission is all-inclusive, with meals and beverages included throughout the day.

Explore Tulum

Tulum is close enough that it can easily become part of your regular routine rather than somewhere you only visit on vacation.

Spend the morning exploring the Tulum archaeological zone, have lunch overlooking the Caribbean, visit a cenote in the afternoon or head into the Hotel Zone for dinner and drinks.

Tulum is particularly known for its combination of wellness, design, gastronomy and beach culture. You'll find everything from casual taco stands in Tulum Pueblo to some of the Riviera Maya's most celebrated restaurants tucked into the jungle.

For a special dinner, ARCA and Hartwood are two of the names that helped establish Tulum's reputation as a culinary destination, while Casa Jaguar combines open-air jungle dining with the atmosphere Tulum is famous for.

For something more casual, head into Tulum Pueblo for tacos, ceviche and local Mexican restaurants before finishing the evening with cocktails.

And then, of course, there are the beach clubs.

For a relaxed beach day, Ziggy's Beach Club offers a more laid-back setting where you can settle in for lunch and spend the afternoon by the Caribbean. For something livelier, Taboo Tulum is known for music, dining and a more energetic beach-club atmosphere, while Gitano Beach combines Tulum's signature design aesthetic with food, cocktails and a beachfront setting.

Tulum also offers an extensive wellness scene, with yoga, breathwork, spas, temazcal ceremonies and holistic experiences throughout the area.

Paradise Listings favorites in Tulum:

  • For coffee and breakfast: La Ponderosa

  • For dinner: ARCA, Hartwood and Casa Jaguar

  • For a unique dining experience: Kin Toh Treetop Restaurant

  • For a relaxed beach day: Ziggy's

  • For a lively beach club: Taboo

  • For beach + atmosphere: Libelula Beach Club or Sipalitos

  • For an experience: Tulum ruins followed by lunch on the beach

  • For wellness: Book a spa, yoga or temazcal experience

  • For nature: Combine Tulum with one of the area's nearby cenotes or lagoons

Tulum's restaurant and beach-club scene changes frequently, which is part of what makes it fun to explore when you live nearby rather than trying to experience everything in a single vacation.

Spend the Day in Playa del Carmen

Drive north and you have a completely different experience in Playa del Carmen.

Where Tulum is spread out between the town and Hotel Zone, Playa is much more walkable. Park the car and you can spend the afternoon walking Quinta Avenida, shopping, having coffee, stopping for lunch and heading down to the beach without getting back in the car.

For shopping and everyday conveniences, Playa del Carmen also offers considerably more choice than the smaller communities surrounding TCC, making it useful when you need something beyond what is available locally.

For a beach day, head to INTI Beach for lunch and a relaxed afternoon by the sea, or Mvngata Beach Club & Rooftop for something a little more quiet.

Playa also has an increasingly vibrant restaurant scene.

Aldea Corazón is a fun introduction for visitors, with tables tucked into a tropical garden just off Fifth Avenue. For something completely different, Alux Restaurant is built inside a natural cavern, making the setting itself as much of an experience as the dinner.

After dinner, Quinta Avenida and the surrounding streets are filled with cocktail bars, rooftops and live music.

Playa is also the jumping-off point for some of the Riviera Maya's best experiences. Xcaret, Xplor and Río Secreto are nearby, as are numerous cenotes.

And directly from downtown Playa, you can walk onto the ferry and be in Cozumel for a completely different kind of Caribbean day.

Paradise Listings favorites in Playa del Carmen:

  • For a stroll: Quinta Avenida in the late afternoon and evening

  • For beach + lunch: Mvngata Beach Club & Rooftop, INTI Beach, or Fragata Beach Club

  • For a unique dinner: Alux or 4 Elementos Bistro

  • For dinner in a tropical setting: Aldea Corazón or Cueva del Chango

  • For an experience: Xcaret or Xplor

  • For nature: Río Secreto or a nearby cenote

  • For a day trip: Take the ferry to Cozumel

Take the Ferry to Cozumel

One of the best weekend experiences when living in the Riviera Maya is escaping to Cozumel.

Drive to Playa del Carmen, park near the ferry terminal and take the passenger ferry across to the island. Once there, you can rent a car, Jeep or scooter and explore at your own pace.

Cozumel is particularly famous for scuba diving and snorkeling. The island forms part of the Mesoamerican Reef system, and the clear water and marine life make getting out on the water one of the best reasons to visit.

One of our favorite experiences is taking a boat to El Cielo, a shallow sandbar famous for extraordinarily clear turquoise water and the starfish that can be seen beneath the surface. El Cielo is accessible by boat, making it an ideal half-day excursion combined with snorkeling.

For a full island day, rent a vehicle and drive around Cozumel. The less-developed eastern coast feels completely different from the Riviera Maya mainland, with stretches of open Caribbean coastline and small roadside restaurants along the way.

Stop at Coconuts on the east side for a casual drink or lunch with an elevated view over the Caribbean.

For a more polished beach-club experience, Buccanos combines a beach club, restaurant, snorkeling and waterfront setting. Nachi Cocom is another popular choice for spending the day by the water.

Nature lovers can also visit Punta Sur Eco Beach Park, the island's largest ecological reserve, with beaches, wildlife, a lighthouse, lagoon and snorkeling opportunities.

Paradise Listings favorites in Cozumel:

  • Must-do experience: Boat trip to El Cielo

  • For diving: Explore the reefs of Cozumel

  • For a beach club: Buccanos

  • For a relaxed beach day: Nachi Cocom

  • For an island road trip: Rent a car and drive the coastal loop

  • For a casual Caribbean stop: Coconuts

  • For nature: Punta Sur Eco Beach Park

Cozumel is close enough for a day trip, but it's also worth occasionally staying overnight and enjoying the island once the cruise-ship crowds have left.

Spend a Day or Weekend in Cancún

Cancún is farther from Tulum Country Club, so you probably won't head there for a casual Tuesday-night dinner. But it expands what is available to you considerably.

Cancún is where you'll find some of the region's largest shopping centers, international brands, major hospitals, nightlife, luxury resorts and a huge selection of restaurants.

The Hotel Zone is also home to some of the most striking turquoise water and white-sand beaches in Quintana Roo.

From Cancún, take the ferry across to Isla Mujeres for one of the easiest island escapes in the Mexican Caribbean.

Rent a golf cart and spend the day exploring the island, stopping at beaches and restaurants along the way.

Playa Norte is the island's signature beach, known for calm, shallow turquoise water that can look more like a swimming pool than the open Caribbean.

Snorkeling and diving are excellent around the island, and during the appropriate season, Isla Mujeres is also one of the region's main departure points for regulated whale-shark excursions.

It's an especially fun destination when friends or family are visiting because the golf-cart experience, Caribbean water and relaxed island atmosphere feel completely different from both Tulum and Playa del Carmen.

Paradise Listings favorites for Cancún + Isla Mujeres:

  • For dinner: RosaNegra Cancún

  • For seafood: Puerto Santo

  • For dinner + atmosphere: Taboo Cancún

  • For a party: Coco Bongo Beach Party

  • For the beach: Playa Delfines

  • For a day trip or weekend getaway: Ferry to Isla Mujeres

  • For an Isla Mujeres day: Rent a golf cart and explore the island

  • For swimming: Playa Norte

  • For a seasonal bucket-list experience: Whale-shark excursion

Do You Need a Car When You Live in the Tulum Country Club?

For full-time living, we recommend having a car.

Tulum Country Club itself is large, and while internal transportation is available, a vehicle makes daily life significantly easier — particularly for groceries, exploring nearby beaches, visiting Tulum or Playa del Carmen and getting around the wider Riviera Maya.

The trade-off for being surrounded by nature and having so much space is that this is not the same walk-everywhere lifestyle you would have living in central Playa del Carmen.

For some buyers, that's exactly the appeal.

Is Tulum Country Club Good for Full-Time Living?

We think this is where Tulum Country Club stands out.

There are many beautiful vacation developments in the Riviera Maya. Fewer offer enough infrastructure to make everyday life comfortable.

TCC can be particularly attractive for:

  • Retirees

  • Golfers

  • Couples relocating to Mexico

  • Families

  • Snowbirds spending several months per year here

  • Remote workers

  • Buyers who prioritize security

  • People who want access to Tulum without living directly in Tulum

  • Buyers who prefer nature and space over a dense urban environment

It may be less suitable for someone whose priority is being able to walk out their front door and immediately access dozens of restaurants, bars and shops.

What Types of Homes Can You Buy?

Tulum Country Club isn't one single development.

There are numerous residential communities inside the gates, and the experience (and price) can vary considerably from one to another.

You'll find:

  • Condominiums

  • Penthouses

  • Townhomes

  • Villas

  • Single-family homes

  • New construction

  • Resale properties

  • Golf-front properties

  • Jungle-facing homes

  • Properties designed primarily for full-time living

  • Properties better suited to vacation or rental use

This is why we generally recommend choosing the community first and the property second.

A beautiful condo isn't necessarily the right purchase if the location, HOA structure, amenities or surrounding neighborhood don't match how you actually intend to live.

What to Check Before Buying in Tulum Country Club

Before purchasing, look beyond the listing photos.

Ask about:

  • The individual development's HOA fee

  • What the HOA actually includes

  • Tulum Country Club fees or obligations

  • Current owner golf rates

  • Beach-club privileges

  • Gym access and membership costs

  • Rental restrictions

  • Pet policies

  • Parking

  • Construction planned around the property

  • Resale history

  • Property taxes

  • Utilities

  • Furniture and equipment included with the sale

  • Legal status and title documentation

And as with any property purchase in Mexico, the property itself should undergo proper legal due diligence before closing, which is a complimentary service we offer our clients at Paradise Listings.

The Bottom Line

Tulum Country Club offers something fairly unusual in the Riviera Maya: the ability to live surrounded by jungle and golf while still having restaurants, fitness facilities, services, beach access and an established international community around you.

You can play golf in the morning, have lunch overlooking the Caribbean, swim in a cenote the following afternoon and head into Tulum for dinner — all while coming home to a private, gated residential community.

For the right buyer, that combination is exactly what makes Tulum Country Club feel less like a vacation development and more like a place to actually build a life in Mexico.
