Selvamar Neighborhood Guide: Is This Playa del Carmen's Best-Kept Secret?

When people begin looking for a home in Playa del Carmen, they almost always start with the same communities.

Playacar.
Corasol.
Puerto Aventuras.

Very few people have heard of Selvamar.

Ironically, that's exactly what many of us who live here love about it.

My husband Javier and I have lived in Selvamar for several years, and after helping buyers relocate to Playa del Carmen from Canada, the United States, Europe, and Mexico, I've noticed something interesting.

The people who fall in love with Selvamar are rarely looking for nightlife.

They're looking for a better lifestyle.

They want space. They want trees instead of concrete. They want somewhere their children or dogs can play safely. They want to hear birds in the morning instead of traffic.

Where Is Selvamar in Playa del Carmen?

Selvamar is a master-planned gated community located in the northern part of Playa del Carmen, just off Highway 307 in the fast-growing Xcalacoco area, also known as the Diamond Zone of Playa del Carmen.

One of the biggest misconceptions people have before visiting is assuming that because Selvamar is slightly north of downtown, it feels isolated.

It doesn't.

The neighborhood sits approximately:

  • 12-15 minutes from downtown Playa del Carmen

  • 40 minutes from Cancun International Airport

  • 35 minutes from Puerto Morelos

  • About 45 minutes from Tulum

What I personally love is that you still have quick access to everything you need while feeling noticeably removed from the noise and congestion of central Playa.

Several grocery stores, pharmacies, restaurants, schools, gyms, and medical clinics are only a few minutes away.

The area surrounding Selvamar has also seen tremendous growth over the past few years, making daily life increasingly convenient without sacrificing its peaceful atmosphere.

What is it like to live in Selvamar?

The word I always use is peaceful.

Not quiet because nothing happens.

Peaceful because life moves at a healthier pace.

One of the first things visitors notice is how green the community feels.

Instead of endless rows of concrete homes, you'll find mature trees, tropical landscaping, walking trails, and plenty of wildlife. It's common to spot colorful birds, butterflies, coatis, iguanas, and even spider monkeys in the surrounding jungle.

Morning walks are one of my favorite parts of living here.

The community has wide streets, shaded sidewalks, and plenty of space to walk or bike comfortably.

Many residents know each other by name.

You'll regularly see neighbors walking their dogs, children riding bicycles after school, and families enjoying the parks in the evenings.

There's a genuine sense of community that can be difficult to find in larger developments.

For buyers relocating from Canada or the United States, Selvamar often feels familiar.

You still have privacy and security, but there's also a welcoming neighborhood atmosphere.


Security

Security is one of the reasons many families choose Selvamar.

The community features:

  • 24/7 controlled entrance

  • Security personnel

  • Gated private subdivisions within the master community

  • Regular patrols

  • Limited vehicle access

Many individual developments inside Selvamar also have their own additional security gate, creating a second layer of access control.

For families who travel frequently or own a second home in Mexico, this provides valuable peace of mind.


The Homes You'll Find in Selvamar

One of the things I appreciate most about Selvamar is the variety of homes available.

Unlike newer developments where every house looks identical, you'll find a wide range of architectural styles.

Properties include:

  • Large gardens

  • Family homes with three or four bedrooms

  • Luxury residences backing onto protected jungle

Many properties also feature larger lot sizes than what you'll typically find in central Playa del Carmen.

Compared with similarly sized homes in Playacar or Corasol, buyers are often surprised by how much more space their budget can purchase in Selvamar.

While prices naturally fluctuate depending on the home, recent listings generally fall within these ranges.

  • Condos - Approximately: $180,000 USD to $320,000 USD

  • Two-bedroom homes - Approximately: $250,000 USD to $330,000 USD

  • Three-bedroom homes - Approximately: $300,000 USD to $550,000 USD

  • Luxury residences - Premium homes with larger lots, private pools, jungle views, or luxury finishes can range from: $600,000 USD to well over $1 million USD.

Living in Selvamar means you're only minutes from some of the quieter beaches in Playa del Carmen. This part of Playa has a much calmer atmosphere than the busy hotel zone.

If someone asked me where I'd recommend they begin looking for a family home in Playa del Carmen, Selvamar would absolutely be near the top of my list.
